To buy or to rent? – level 3
26-10-2026 15:00
Using the example of twin sisters Morgan and Lisa living in identical houses, we can explore the financial realities of buying versus renting a home over 30 years.
Morgan bought her home for 400,000 dollars, paid a 50,000 down payment and closing costs, followed by fixed monthly mortgage payments, property taxes, maintenance, and repair expenses. Lisa opted to rent. She started at 1,800 dollars a month with significantly lower initial costs, and invested her unused down payment capital into a diversified retirement fund.
Over three decades, Morgan spent 1.4 million dollars on housing and repairs, but her home grew in value to 1.3 million, which gave her long-term equity and lower future costs once the mortgage was paid off. On the other hand, Lisa spent 900,000 dollars in total rent, but her invested savings grew to 500,000. While Morgan achieved a better overall financial net position, Lisa enjoyed lower short-term expenses, freedom from maintenance responsibilities, and geographic flexibility.
Difficult words: down payment (a cash payment made when buying a house or expensive item, covering a part of the total price), initial (happening at the beginning of a process or event), equity (the financial value of a property minus the remaining mortgage debt owed on it).
You can watch the video news lower on this page.
How much did Morgan spend on housing and repairs over 30 years, what did her home grow in value to, how much did Lisa spend in total rent, and how much did Lisa's invested savings grow to?
